Nathan and Sarah purchased a short sale in Washougal in 2012. It was a fantastic deal on a house on some acreage in Clark County. The housing market was a buyers’ market then. Nathan and Sarah weren’t the only couple able to buy a short sale when the market was down.

As the housing market rebounded the county reassessed their property and raised their taxes. Nathan and Sarah sold their house in Clark County in 2016. They paid off two car loans, paid down credit cards, and bought a home on acreage in Skamania County. Their taxes are now less and their mortgage payments are less, even after paying off two car loans and some credit cards!

Home Buying Tips

  • Pre-approval: Get pre-approved from a mortgage broker. This will let you know how much house you can afford. It’s based on debt to income ratio, how much you make, credit score, and more. It will also let you know if there are things you need to address before being able to get a mortgage. Even if you can’t get approved for a mortgage, this should show you what you need to fix.

  • Preparation: Be prepared to look at a lot of houses quickly in a seller’s market. Don’t fall in love with any one house, because you might not end up getting an offer accepted on a house you love. I describe this as zen cheetah.

  • Search: Search for every listing online with whatever site you feel most comfortable with. Get a feel for what’s available at different price ranges in your area. If you have a question on a particular listing, text or email your realtor. They can give you information that doesn’t show up on an online search. You are your own best advocate when looking for new listings.

  • Inspection: Your Realtor should probably write the offer with an inspection contingency. This will allow you to hire an inspector, or at the very least walk through yourself with an eye on finding any defects. An inspector can find issues with major appliances, roofing, structural members, foundation, basic plumbing, electrical and other things that may require specialized inspection. This information can be used to negotiate in the process of buying whether requesting some work to be done or the price to be lowered.

Home Selling Tips

  • Clean: Clean the top of the trim and light switches. Clean appliances, especially those that generally come with a house. Clean window sills, window tracks, and sliding door tracks. Clean everything you can think of, then look for more to clean.

  • Light bulbs: Find every single light bulb that is either out, or doesn’t match the others in a room. Under cabinet lighting and the lighting under oven hoods count here. Check outside light bulbs as well.

  • De-cluttter: Centerpieces are good, mail and random clutter is bad. Find a place for it that is out of the way for showings. Artwork from kids is great, as long as it isn’t drawn on walls or cabinets.

  • Temporarily downsize: If there is any large furniture in hallways or rooms that can be stored in the garage, store it. Use this as an excuse to get rid of unwanted or unused furniture. Is the garage too cluttered? Hold a garage sale.

  • Paint: Neutral colors are best for listing a house. Are there any rooms that have purple, pink, orange paint, or anything else that might turn a potential buyer off? Off-white, eggshell, beige, light blue or light green is better for selling a home. Neutralize the rooms if you have time.

  • Inspection: If you are planning ahead and have the time and money, pay for an inspector. An inspection is a normal addendum for most buyers’ offers. You may be able to cheaply mitigate issues before they become costly negotiation points after the seller’s home inspector points them out.
